Leaving your accommodation early
If you need to leave your accommodation before your licence agreement ends, you must submit a request for early termination. This page explains the process, what you need to do, and how your accommodation fees may be affected.
If you are thinking about leaving your accommodation before your licence agreement ends, you must submit a request for early termination.
All residents wishing to leave early are required to complete the form:

Before you submit a request
You are strongly advised to speak to one of the following before submitting your request:
- Your ResLife Coordinator
- The Accommodation Office
They can provide advice and help you understand your options before you proceed.
What happens next
Once you have submitted your form:
- Your request will be reviewed by the Accommodation Office
- We will confirm your fee liability based on your circumstances
- You should stay in contact with the Finance Team to ensure your account is up to date
Your fee liability
Your accommodation fee liability will depend on the reason you are leaving.
If you are leaving the University (for academic or personal reasons):
- You will not be responsible for accommodation fees after a 28-day notice period, provided you have moved out and returned your keys
- The notice period begins from the date a fully completed form is received
- You must provide supporting documentation from your academic department confirming your withdrawal to accommodation@manchester.ac.uk.
Before you leave, your room will be inspected. You must:
- Remove all belongings and rubbish
- Leave the room clean and tidy
Any damage or additional cleaning required will be charged to your account.
If you are leaving halls but continuing your studies, you will remain responsible for your full residence fees as stipulated in your accommodation licence agreement.
If a replacement student is found, you may be refunded any difference in fees. For a replacement to be considered suitable, they must:
- Be a registered student at the University of Manchester
- Not already be living in University accommodation
- Match your academic level (e.g. undergraduate or postgraduate)
- Typically be the same gender
You may help the process by recommending a suitable replacement to the Accommodation Office.
Your room will be inspected before you leave. Any damage will be charged to your residence account.
You must ensure your accommodation account is fully settled before departure.
